How It Works

  • 1. Initial Consultation

    We’ll discuss your preferred location, budget, move-in date, property requirements, employment, pets, and any other important criteria.

  • 2. Rental Search

    I’ll help identify suitable rental opportunities and coordinate with landlords and listing representatives.

  • 3. Viewings & Applications

    Once we find promising options, I can help arrange viewings and guide you through the application process.

  • 4. Secure Your Rental

    When you find the right property, I’ll assist with communication, tenancy terms, and the steps leading up to possession.

Your Questions, Answered

  • The service fee is 50% of one month’s rent + GST, with a minimum fee of $1,500 + GST.

    A $500 + GST non-refundable retainer is required to begin the rental search and will be credited toward the final service fee when a rental is successfully secured.

    For example, if your new rental is $3,000 per month, the total service fee would be $1,500 + GST, less the $500 retainer already paid.

  • The service includes a rental search period of up to 45 days from the date we begin working together.

    If you have not secured a rental within that period and would like to continue the search, we can discuss extending the service based on your circumstances and rental requirements.

  • The rental search service includes coordination and attendance at up to 5 in-person property viewings.

    Before arranging a viewing, I will help review available properties and narrow down the options so that we focus on rentals that best match your needs, budget, and application profile.

    Additional in-person viewings may be available if required and would be discussed in advance.

  • The initial $500 + GST retainer covers the time and work involved in beginning your rental search and is non-refundable.

    If a suitable rental is not secured, the remaining service fee is not payable. Additional services or viewings beyond the agreed scope would only be provided with your approval.

  • No. Rental approval is always at the landlord's discretion, and availability depends on your criteria, budget, timing, and application.

  • Yes. This service is particularly useful for clients relocating to Metro Vancouver who may not be familiar with local neighbourhoods, rental prices, or the tenancy process.

    Depending on the property and listing representative, virtual viewing options may also be available if you have not yet arrived in Vancouver.

  • Rental search services are primarily available in Vancouver, Burnaby, North Vancouver, West Vancouver, New Westminster, Richmond and Coquitlam.

    Other Metro Vancouver locations may be considered depending on the property, location, and scope of the search.
