I provide personalized rental relocation and tenant representation services for professionals, families, and newcomers moving to Metro Vancouver.

Rather than navigating the rental market on your own, I can help you identify suitable opportunities, evaluate your options, coordinate viewings, communicate with landlords and listing representatives, and guide you through the rental process.

This is a paid tenant representation service and is not a free rental listing or property-alert service.

Service Fee: 50% of one month's rent + GST, with a minimum fee of $1,500 + GST.
Initial Retainer: $500 + GST, credited toward the service fee when a rental is successfully secured.

I’ll help identify and review rental opportunities that fit your requirements and narrow the search to properties worth pursuing.

Rather than arranging viewings for every available listing, we'll focus on the options that best fit your needs, budget, and application profile.

Landlord & Listing Agent Communication

I can contact landlords and listing representatives on your behalf to confirm availability, ask relevant questions, coordinate appointments, and help manage communication throughout the search.

Property Viewings

The service includes coordination and attendance at up to 5 in-person property viewings.

If you are relocating from outside Metro Vancouver and have not yet arrived, virtual viewing options may also be explored where available.

Applications & Tenancy Terms

When you find a property you would like to pursue, I can assist with the rental application process, supporting documentation, communication with the landlord or their representative, and reviewing the tenancy terms before you sign.

Rental approval always remains at the landlord's discretion.

How the Relocation Service Works

    1. Initial Consultation

    We'll discuss where you're moving from, your timeline, budget, preferred locations, household details, employment, pets, commute requirements, and what you're looking for in your next home.

    I'll also let you know whether your requirements and timeline are realistic for the current rental market.

    2. Begin Your Rental Search

    Once we agree to work together and the $500 + GST retainer has been paid, the rental search begins.

    The service includes a search period of up to 45 days.

    I'll help identify and evaluate potential rentals before coordinating viewings for the strongest options.

    The service includes up to 5 in-person property viewings.

    4. Apply & Secure Your Rental

    Once you've selected a property, I'll assist with the application, communication and tenancy terms so you can make an informed decision before signing your tenancy agreement.

Your Questions, Answered

  • The service fee is 50% of one month’s rent + GST, with a minimum fee of $1,500 + GST.

    A $500 + GST non-refundable retainer is required to begin the rental search and will be credited toward the final service fee when a rental is successfully secured.

    For example, if your new rental is $3,000 per month, the total service fee would be $1,500 + GST, less the $500 retainer already paid.

  • The service includes a rental search period of up to 45 days from the date we begin working together.

    If you have not secured a rental within that period and would like to continue the search, we can discuss extending the service based on your circumstances and rental requirements.

  • The rental search service includes coordination and attendance at up to 5 in-person property viewings.

    Before arranging a viewing, I will help review available properties and narrow down the options so that we focus on rentals that best match your needs, budget, and application profile.

    Additional in-person viewings may be available if required and would be discussed in advance.

  • The initial $500 + GST retainer covers the time and work involved in beginning your rental search and is non-refundable.

    If a suitable rental is not secured, the remaining service fee is not payable. Additional services or viewings beyond the agreed scope would only be provided with your approval.

  • No. Rental approval is always at the landlord's discretion, and availability depends on your criteria, budget, timing, and application.

  • Yes. This service is particularly useful for clients relocating to Metro Vancouver who may not be familiar with local neighbourhoods, rental prices, or the tenancy process.

    Depending on the property and listing representative, virtual viewing options may also be available if you have not yet arrived in Vancouver.

  • Rental search services are primarily available in Vancouver, Burnaby, North Vancouver, West Vancouver, New Westminster, Richmond and Coquitlam.

    Other Metro Vancouver locations may be considered depending on the property, location, and scope of the search.
